Information regarding landlord fees in Andover

Book Valuation

Fully Managed Property Letting Service for Landlords in Andover:

  • Initial fee: £180 including VAT
  • Tenant Referencing Option 1 Pay-As-You-Go – please see ‘landlord adhoc costs’
  • Tenant Referencing Option 2 £25 pcm to cover referencing, background checks, right to rent checks, ID verification, inventory negotiations, other associated paperwork, and tenancy agreement etc

Includes photographing the property and updating photographs as applicable, marketing of the property, arranging and conducting viewings, cost of preparation of conveyancing and accompanying documentation.

  • Monthly charge: 14.4% including VAT

Includes Belvoir services as detailed and specified in Landlord Terms of Business: receiving and processing rent payments, providing monthly statement of income and expenditure, conducting interim property visits and preparing and issuing visit report, arranging Landlord’s Gas Safety Check if applicable, arranging for maintenance, repairs and renewals as applicable, serving and receiving of legal notices, dealing with general tenancy issues.

  • Re-signing Fee: £96 including VAT

Payable only if Landlord specifically requests a new fixed term contract. The fee is to cover the cost of referencing tenant and drawing up a new contract.

  • Relet Fee: £295 including Vat

This covers the cost of re-advertising the property, viewings, negotiations and general operational and administration costs

Let & Rent-Collection:

  • Initial fee £180 including VAT
  • Tenant Referencing Option 1 Pay-As-You-Go – please see tenant costs
  • Tenant Referencing Option 2 £25 pcm to cover referencing, background checks, right to rent checks, ID verification, inventory negotiations, other associated paperwork, and tenancy agreement etc

  • Monthly charge: 12% including VAT

Includes Belvoir services as detailed and specified in Landlord Terms of Business: receiving and processing rent payments, chasing late rent when appropriate and providing monthly statement of income.

  • Re-signing Fee £96 including VAT

Payable only if Landlord specifically requests a new fixed term contract. The fee is to cover the cost of referencing tenant and drawing up a new contract.

  • Relet Fee: £295 including Vat

This covers the cost of re-advertising the property, viewings, negotiations and general operational and administration costs

Let Only or 'Tenant Find' Service Fee:

A fee equivalent to 1 month’s rent plus vat, subject to a minimum £600 including VAT.

Includes Belvoir services as detailed and specified in Landlord Terms of Business: photographing the property and updating photographs as applicable, marketing of the property, arranging and conducting viewings, cost of preparation of conveyancing and accompanying documentation, collection of the first month’s rent.

  • Deposit ADR (Alternative Dispute Resolution) – £150 including VAT
  • Insurance Claim Handling Fee – 12% of costs of works inc VAT
  • Annual Accountants Report – £36 including VAT
  • NRL – Non Resident Landlord annual admin charge – £60 including VAT
  • Professional Photography and Floorplan – £125 (no vat)
  • Obtaining more than 2 quotes for repairs or maintenance – £25 including VAT
  • Traveling to the property to allow access to third party – £36 including VAT
  • Void Property or Additional Inspections – £36 including VAT
  • Issuing Notices and breach of tenancy communications – £36 including VAT per communication
  • Project Managing of Decoration or Repairs or Refurbishment – 12% of works cost inc vat
