Continuing this series of informative articles, Gwen Williams of Belvoir Bedford advises those who might be caught a property chain to consider letting rather than selling, thus releasing them to purchase free of delays and worry.
Statistically it has been proven that a property will double in value over 10 years. Clearly since the recession there has been as dip but as Zoe Bywater has stated in previous articles property prices are rising steadily, with rents also on the increase.
Client profile
At one time being unable to sell their house would stop most people buying another and moving on – now, thanks to the increasing range and flexibility of mortgages, this is changing.
This might include for example, those wishing to move due to a job change or growing family but who are unable to sell their existing property quickly; those who do not wish to sell due to negative equity and those wishing to move but who want to keep their current property as an investment for the future.
Finally of course don’t forget that some are having difficulty selling due to a slow market and do not want to wait any longer, especially if they miss out on a particular house.
Management
Key to any letting is the ability of the letting agent. Specialist letting agents are able to concentrate on the job in hand and do not run lettings as a side show. A good agent will offer a free genuine market rental value at no cost and will be able to provide fully vetted and referenced professional tenants. They will be able to offer specialist landlords buildings and contents insurance and may well offer rent and legal guarantee insurance free of charge. Property inspections will be carried out during the tenancy and your home will be looked after, enabling you to benefit from the investment, whilst living in the house of your choice.
