With many years of experience in taking people to view our selection of flats to rent in Birmingham, you could say that we are somewhat experts in flat viewings here at Belvoir Birmingham.
In fact, we’ve done so many viewings that we can often predict what the potential tenants are going to ask us during the viewing and answer their query before they have even asked.
We’ve put together a short checklist of all the aspects you should be thinking about or asking your landlord during the viewing to ensure you are making the most of this hands-on opportunity in your potential new home.
Visit the Area at Different Times
Although you will be visiting your property with the landlord or letting agent, it’s important to get a feel for the area at different times during the day.
It may turn out that the road the property is situated on becomes incredibly busy and noisy at night or has set times where a train will roar past if there are train tracks nearby.
It’s important to get a good idea of the atmosphere of the area at all times of the day to avoid moving in and then instantly regretting it when you can’t settle.
Speak to Neighbours
If it is possible, try to talk to someone else who lives on the same street and find out more about the area that you are looking at from the point of view of someone who already lives there.
They will be able to tell you things that the landlord or lettings agent may not know about the area… and they won’t all be bad things!
You could ask them what they like and dislike about the area and compare them with what you already felt about the property.
How Will You Use Each Room?
One of the most important aspects of the viewing will be to envision your life moving into the property. Can you picture what room will be used for what? Will all your furniture fit in?
You need to be able to see yourself moving into the property with ease and have a clear vision of where your belongings will go and what each room’s function will be.
If you can’t picture the rooms in the property housing your belongings or feel like you can’t work out the function of each room, then it may be a sign that the property you are viewing isn’t right for you.
Although there are many other aspects that you should be considering before setting your heart on a property when viewing it, we feel that the three points we have listed are often overlooked during the excitement of seeing a property.
That’s why our letting agents are on hand to help here at Belvoir Birmingham. We will talk you through all the things that you should consider before buying or renting a property to ensure that you are making the right decision.
