There is no longer an out of normal office hours emergency repair service provided by a Belvoir team member. Please read below carefully for instructions should you have an out of hours emergency.

Definition of an out of hours emergency

An emergency is something that would immediately endanger life or the property if not treated promptly. The following problems are examples of the type of situation that would be considered as emergencies during out of normal office hours:

  • total loss of electric power.
  • unsafe, broken or missing electrical fitting (not simply defective) comprising a dangerous fault that is immediately life threatening.
  • total loss of gas supply.
  • gas leak on the property side of the meter.
  • total loss of heating or hot water (between 1 November and 31 March only) for the following occupants – elderly, disabled or with a young baby.
  • blocked toilet if only one in the house.
  • uncontainable leak from a water supply pipe, heating pipe, tank or cistern.
  • securing the doors or windows after a burglary OR boarding up a broken window or door.

Other or ‘routine’ repairs should be reported to us for attention during normal office hours as soon as they are noticed. The sooner an issue is reported, the sooner we can endeavor to resolve it for you.

What to do if an emergency occurs

If an emergency occurs out of normal office hours, during holiday periods or otherwise you must check if there is something you can do to prevent a call out first.

  • In the event of a substantial leak turn off stop tap to prevent water damage. If the leak is small, please try to contain it with a bowl.
  • In the event of boiler failure check the boiler pressure is at least 1 bar, the condensate pipe is not frozen and the batteries are working if you have a programmer.
  • In a power outage check the fuse board has not tripped, that the neighbour has power and lastly check with the utility provider to make sure it is not a faulty supply.

What to expect when contacting an emergency contractor

You must state to the contractor you are a Belvoir tenant and proceed to report the issue as clearly as possible. If English is not your first language and you do not feel confident in your ability to explain the issue, please enlist a translation service before making the call.

Please cooperate with the contractors request to send photographs or partake in a video call as this could save an unnecessary call out.

Temporary repairs may be carried out and followed up with a permanent repair at a later date – the priority is to ensure safety.

No guarantee can be given as to availability or response times of local contractors. Sometimes delays are unavoidable due to availability of assistance, time of year, peak periods etc and are no different from those experienced by owner-occupiers. If the contractor suggested by us is not available and you decide to instruct your own qualified engineer, the cost of these works may not be reimbursed. This will be reviewed on a case-by-case basis.

If you enlist the emergency contractor and it is not deemed an emergency, you could be liable for the call out.
