How many bedrooms do you need? Do you need a garage? Do you need outdoor space? How much rent you can afford? What areas do you want to live in?

A good rule of thumb is to take the annual rent multiply by 2.5 and if that equals or is more than your annual income then you are in a good position to rent the property.  If the affordability is not quite there, can you get a guarantor?  A guarantor needs to earn the annual rent multiplied by 3.  Take into consideration other costs you will need to pay utility bills, council tax, tv licence, insurances, food etc.
