Viewings

We understand that you are not always available to view at standard times and we are happy to accommodate your needs. All of our viewings are accompanied by one of our friendly team members. If you see a property which interests you please give us a call and we can arrange a convenient time for you to view.

Tenancy Application

Having selected a property you will need to fill out an application form, which we can email over to you on request.

A Holding Deposit equivalent to 1 weeks rent is payable and this will ensure that the property is taken off the market and held for you while references are carried out.

Our Fees

We believe in transparency of fees, that’s why we have listed all our fees below:

Deposit: Usually equivalent to 5 weeks rent.

During the tenancy

  • Late payment of rent – if the rent is paid after 14 days the due date
  • Changes to Tenancy Agreements – £50
  • Early Tenancy Termination Fees – Total amount of the remaining balance of the fixed period
  • Referencing

Belvoir Lettings (Derby West) will take references on behalf of the landlord including credit checks, employer references and former landlord references. In some circumstances, where a person feels they may not meet our strict criteria for reasons such as a low income:rent ratio, a guarantor can be used or the rent may be paid in advance. Always ask us if you’re worried, as there may be options available to you – the sooner you tell us the easier it is for us to find a way to help you!

Rent

Rents are payable on a calendar monthly basis in advance, by standing order. The first months rent is to be paid in cleared funds on the day you sign your tenancy agreement.

Deposit

A deposit is also taken at the same time, to cover any breakages, dilapidations or deductions which may occur during the tenancy. The deposit will be held by a third party, The Deposit Protection Service, for the duration of the tenancy and will be returned in full following a satisfactory check out.

We recommend that tenants have tenant liability insurance when moving into our managed properties (£2500 worth of cover minimum). This allows tenants to make claims on any accidental damage.
