Don’t worry because help is at hand with Belvoir Lettings Agency in Cambridge. We are a franchised company operated by a family business. Being part of a franchise means we have access to great products and services at discounted rates such as insurance policies to cover rent if the tenant defaults. We also share a national brand giving the client brand consistency and improving local awareness.
Belvoir Cambridge is a lettings-only franchise; we are not motivated to sell properties, and there is no conflict when advising landlords of suitable buy to let properties.
The Cambridge lettings team has over 11 years experience in the industry, with more experience at our management office in Peterborough. All aspects of the lettings are operated from Cambridge, with the exception of accounts processing.
Belvoir Lettings Cambridge is a fully regulated letting agency. We are an ARLA licensed office. The Association of Residential Lettings Agents (ARLA) leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership. Our client account (where the landlords and tenants money is held) is audited in accordance with ARLA Regulations by independent auditors and is bonded by insurance for yours and your tenant’s protection.
We are a Propertymark Member. The Propertymark Scheme is a Government funded scheme for accreditation and registration of professional lettings agents.
We are also a member of The Property Ombudsman Scheme. The Property Ombudsman for Lettings can resolve disputes referred by landlords or tenants that relates to lettings and management agents that are members of the Scheme. These agents follow the Code of Practice for Letting Agents
We have four different service levels, from a tenant find only up to our fully managed lettings service. Many agents only have two; this allows us to provide you with a more bespoke service to your requirements.
We offer a price match solution, if you find like for like service cheaper elsewhere we will match it. We will also give you the first three months management fee’s free, if we don’t let your property within 30 days* (*T&C apply).
As landlord’s ourselves we understand the importance of communication, and over the last 11 years have built up the companies procedures to ensure you are given the best support and advice should issues arise.
Before we start to market a property to tenant’s we would normally visit you at your home to carry out a free market appraisal. This appraisal allows us to carry out our essential safety checks on the property to ensure it is safe for us to let. We will also advise you of your legal obligations by becoming a landlord and to confirm your HMRC obligations; we will also discuss the letting of the property and the different service levels we have to offer. At this point we will give you a guide to the monthly rent for the property.
Once we have a signed agreement from you to proceed we will commence marketing and search for suitable tenants. We advertise properties to let in Cambridge on all of the major websites which exceed 50 in total. We use photos, floor plans and virtual tours to show prospective tenants as much of your home as possible before they view.
Depending on the service level you choose this will lead to viewings and then an application for somebody to rent your property, the applicant will under go a referencing process and subject to our checks being completed we will issue a formal offer for the tenancy.
We will prepare the necessary safety tests and create an inventory. Once the tenant moves in we notify the utility companies, schedule the first inspection and pay you the first months rent. Our monthly management will then consist of collecting the rent, carrying out regular inspections and dealing with any queries or maintenance that come up during the duration of the let.
At the end of the tenancy we will conduct a final inspection and draft a deposit report notifying you of any damages and handle a deposit dispute should it arise.
During the time the tenant issued notice, we would have been re-marketing the property for new tenants to ensure a void is kept to a minimum. The notice period you will get from your tenant is 60 days, rather than one month which is commonly used.
Belvoir Letting Agents Cambridge are very approachable and have an honest approach to operating the business. Our aim is to deliver excellent customer service to all clients.
