Property to Rent

Belvoir Chelmsford has an extensive selection of residential properties to let including houses, apartments and bungalows throughout the Chelmsford area and surrounding villages. Whether you are looking for town centre location or country living we will strive to find you something that meets your requirements by way of our tenant matching service.

We manage a large number of properties and take new properties on constantly. This means that our list of available properties is always changing. You may prefer to register your details with us and let us know what you are looking for, that way we can let you know when your ideal property becomes available.

Viewings

We understand that you are not always available to view at standard times and we are happy to accommodate your needs where possible. All of our viewings are accompanied by one of our friendly team members. If you see a property which interests you please give us a call and we can arrange a convenient time for you to view.

Tenancy Application

Having viewed the property and arrived at a decision to make an application to rent you are required to provide personal details ranging from name and address to occupation and salary. An Individual Application Form must be completed in full and returned to Belvoir Chelmsford. Please note that each applicant aged 18 years and over MUST fully complete a separate application form.

It is essential that all the information requested is supplied and the form is fully completed and legible. Missing information will delay your application.

Once we have received the completed application forms along with the relevant identification (list of suitable identification is provided at the viewing), we will submit your application to the Landlord for consideration. No monies are payable until the Landlord has given the go ahead to proceed with your application.

The application being accepted is NOT an offer of tenancy. The application is necessary to validate the details we have provided in support of our requirement for tenancy and, once a successful referencing pass has been received, the Landlord will be requested to formally accept your application. No tenancy can be offered until such formal acceptance has been received by Belvoir.

Referencing

Belvoir Chelmsford will take references on behalf of the landlord. This includes credit history checks, along with employer and former landlord checks. In some circumstances, where a person feels they may not pass the references for reasons such as low income to rent ratio, a guarantor can be used or the rent may be paid in advance. Always ask us if you are worried, as it is easier to manage if mentioned at the start.

Rent

Rents are payable on a calendar monthly basis, in advance, by standing order. The first month’s rent is to be paid in cleared funds, on or before the day you sign your tenancy agreement.

Deposit

A deposit equivalent to five weeks rent is also taken to cover any breakages, dilapidations or deductions which may occur during the tenancy. The deposit will be held by a third party, The Deposit Protection Service, for the duration of the tenancy and will be returned at the end of the tenancy following check out.
