Let Only Service
We will:
- Ensure we note full details of your wishes with respect to the letting.
- Provide you with advice and assistance on protecting your property and rental income and ensuring your compliance with current legislation.
- Search our database to find a tenant match.
- Place your property details on our national website and appropriate property websites, including Rightmove & Zoopla.
- Effect appropriate advertising of your property through online media, by board erection and in our office.
- Conduct accompanied tenant viewings at your property, giving you feedback.
- On finding a potentially suitable tenant we will carry out credit and status check, including Right To Rent.
- Keep you advised of progress throughout all processes.
- Gain your approval of the tenant and official consent to proceed.
- Draw up and agree with you the Tenancy Agreement and Conditions. Provide all required Prescribed Information to the tenant(s) to ensure compliance with current legislation.
- Carry out an inventory of the property if required. (Additional cost – Cost dependant on property)
- Arrange buildings and contents and/or Belvoir Rent and Legal Guarantee as requested. (Additional costs- see additional fees)
- Collect all advance monies from the tenant.
- Arrange payment of the deposit and protection in line with the current legislation.
- Arrange future payments of rent to your designated bank account.
Fees Applicable: One month’s rent (plus VAT) – Minimum fee £750 inclusive of VAT.
Letting and Rent Collection
All of the above plus;
- Monitoring and collection of all ongoing monthly rental income.
- Payment of all due monies received to your nominated bank account by direct transfer and issue of a monthly statement.
- Arrange Belvoir Rent & Legal Guarantee if requested at additional cost.
Fees Applicable: Start-up fee of £385 Plus Vat (£462 inclusive of VAT) plus 11% (13.2 % inclusive of VAT) of the rent, deducted from the rent as received.
Full Management
All of the above plus;
- Carry out periodic property visits of your property and issue you with a full follow-up report.
- Payment for all repairs and liabilities up to authorised limits direct from monthly rental income.
- Carry out an inventory of the property (Included in Set Up Fee)
At the end of the tenancy we will:
- Issue the advance legal notices as required.
- Advise the tenant of the required Move Out procedures.
- Carry out the ‘Move Out’ procedures with the tenant.
- Check the property against the inventory/statement of condition and inform you of any dilapidations.
- Organise for the return of the deposit through our designated Tenancy Deposit Scheme and if necessary, negotiate any dilapidation charges.
- Take all meter readings.
- Hand over the property to you or seek a new tenant as instructed
Fees Applicable: Start-up fee of £385 Plus VAT (£462 inclusive of VAT) plus 13 % (15.6 % inclusive of VAT) of the rent, deducted from the rent as received.
Other Charges
Inventory preparation fee: Dependant on Property (included within Full Management)
Inspection:(Inclusive with our Full Management and Plus service) £70 (inclusive of VAT).
Administration involved in the Tenancy Deposit Protection legislation: £60 (inclusive of VAT) – included in Full Management
Preparation of paperwork for Alternative Dispute Resolution: £60 (inclusive of VAT)
Insurance claim handling fee: 12% inclusive VAT of cost of works before VAT (applies to claims over £500)
Re-signing fee: £150 (inclusive of VAT) payable where The Agent, at your request, arranges a renewal of tenancy to an existing tenant
Void management fee: £60 (inclusive of VAT) per week payable four weekly in advance of requirement.
Post Letting Service(Inclusive with our Full Management )
Tenant move out: £150 (inclusive of VAT)
All prices subject to change after two months’ written notice.
Cancellation
Where Full Management service is cancelled during the tenancy (including any extensions) a fee of £300.00 plus VAT (£360.00 incl VAT) will be payable. Two months’ notice of cancellation required. Where a Let Only service is cancelled when we have found a ready, willing and able tenant to move in, a cancellation fee of £150 (inclusive of VAT) is payable. All prices subject to change after two months’ notice.
