Its being marketed by Purple Bricks at just under £84,000. Its an end of terrace 2/3 bed house.
Now this is one for those who fancy a minor project, it needs a bit of a refurb inside, mostly flooring and decoration as far as I can see and its got a high E EPC.
I don’t think the refurb would be too onerous and I would also look at doing something to push the EPC into a D, maybe better heating or insulation. I think some fairly minor works in this area would have a disproportionate effect on the properties’ rentability etc.
The slightly odd part is that someone has split one of the bedrooms into two. Whilst this can add value I don’t think that this is the case here. In order to access one of the rooms you have to go through one of the bedrooms so it’s of no real value except as maybe a nursery or walk in storage.
Personally, I would turn it back into a spacious two-bed house and I think as that it would rent for around £570 per month which is a yield of 7.4%, of course that’s just me. The capital appreciation for terraced houses in this area has run at just over 14% over the last five years.
Finally given that it needs some work whatever you choose to do then I think this could be time for a cheeky offer.
