I was talking to a landlord of mine recently who has flats in this area but wanted to explore the possibilities of houses as an investment alternative.
Whilst chatting I showed him this one as an example of the kind of thing that is available, https://www.zoopla.co.uk/for-sale/details/47228803?search_identifier=785848eee5a8567c2116eb9152a41224#X0oQFoUOiZVUJeV4.97. Our colleagues at Your Move are offering this one for sale.
It’s a spacious, three-bed terraced property, looks pretty modern inside as far as we can see from the photos and is a convenient, residential location. It has GCH, gardens and has a pretty good EPC at C.
I would estimate the rent to be, let us say around £600, with an asking price of offers over £110,000 that’s a rental return of 6%. With capital appreciation which has been running at just over 19% over the last five years.
Even if the Bank of England do have a rush of blood to the head and put up interest rates soon, it’s only likely to be a ‘token’ amount and so returns like this are not to be sneezed at.
It certainly looks like one I would have a closer look at and as are seeing an increased demand for ‘smaller’ houses for rental purposes might be well worth a viewing.
