Now this is an unusual one, a perfectly acceptable two double bedroom flat in central Broughty Ferry. The details look OK, it has a reasonable shared garden and is minutes walk from the beach, the town centre shops and other amenities.

Fixed price of £94,000 I would say it should rent easily over £450 gives a conservative rental return of a minimum of 5.2%.
The reason I say its interesting is that as you can see from the property details its in need of updating, fine, a chance to kick it into another rental bracket I think.
But here is another scenario, looking at the floor plan its possible that you could add a third bedroom. Now we are talking real value add. Don’t get me wrong I’m not generally a fan of three bed flats, especially when they are the result of some ‘hack & slash’ merchant cutting one big room in two also I find that they are harder to let. But as a simple buy, renovate and sell option I think it has possibilities given the size of the kitchen and the general layout, certainly worth tapping a few walls if you were to view the place anyway.
