Judging by the photographs (which are a bit limited), the property seems in good order and the block has secure entry.
I would estimate the rent to be around £360 per month (maybe a touch higher) which is a gross yield of 7.2% and capital appreciation has run at around 24% over the last five years.
My only concern is that it doesn’t mention heating in the details at all and the EPC is G. Now if that were the case I would certainly be factoring in the cost of installing some and anything else to get the EPC above an E before I made an offer. I wouldn’t necessarily let it put me off as good quality, efficient electric heating isn’t that hard or expensive to achieve these days (I did it in the last flat I bought), but its definitely something to think about.
