It looks to be in excellent condition and so does the block with secure entry and parking, modern interior that seems to have been tastefully renovated throughout. All within a short walk of the city centre.
At an asking price of £75,000 and a projected rent of lets say £425 (though I would hope for higher), that’s a gross yield of 6.2%. Capital appreciation in that post code has been running at around 8.5% over the preceding 5 years, however I would expect properties like this to do better.
My only concern is the EPC which is an E, I would want to look into that more closely to see how much it would cost to bring that up to a D in the medium to long term as that is what the upcoming legislation is likely to require.
Nevertheless I do like the look of it.
