This one is being advertised by our colleagues at Miller Hendry, it’s a tidy two bed flat in a popular part of Clepington Road http://www.tspc.co.uk/details.asp?id=114664.
Now I do have a couple of issues, firstly (and I may be wrong) but I doubt if this flat started life as two beds, it was probably a large one bed. So we now have a double and a single and as regular readers will know that combination never makes me warm and fluffy. Additionally its ground floor and might need some updating by its new owners.
All of that said I still think it’s a good prospect, apart from the location and a hopefully well maintained block (most in that row are), I estimate that it would rent very conservatively at say £350. Well with an asking price of £57,000 that’s a rental yield of 6.7% plus a probably healthy capital appreciation in that area. So all in all definitely worth a good look.
