I was doing a rent review for a landlord of mine who also has one on this street and I came across this one. Now I like Baxter Park Terrace, especially since the renovation of the park itself a few years ago, generally good blocks and nice flats and I’ve let a few there. Generally it looks fine, I have only two really issues which I would want to factor in, firstly the second bedroom size, according to the details it is a double, but I would want to have a look for myself as a double and a single is not a good combination for letting, so always check.
Secondly there is no heating at all, I know it sounds like a disaster, however there is gas in the block and if you didn’t want to go to that expense (and I would seriously consider it) you can always go down the electric route, some of the modern electric heating systems are very efficient.
With some form of heating it should comfortably rent for £450 per month, probably more, giving you a gross yield of about 6.6%, that’s tempting, even when you allow for the work you might need to get done, especially when you add in capital growth.
