The wife (She who must be obeyed) and I were at a friends wedding in Dundee at Baxter Park Pavilion last week, it was great fun. As usual at the reception you sometimes end up chatting to people you haven’t met before which is always interesting. Now being in property is a bit like being in medicine, everyone wants to talk about his or her unpleasant disease, property or the market in general.
So not unexpectedly we ended up having a natter about property amongst other things.
This couple were considering buying a house (they weren’t interested in flats) in the Dundee area as a buy to let, no problems there, there are some nice properties on the market and some good returns to be had. What they wanted to know was what style of property was likely to give the best return in terms of long term capital growth assuming a reasonable rental yield.
Now I cant tell you what house prices are going to be doing in five or ten years time and anyone that says they can needs to reduce their medication.
However what I can do is a little research and see what kind of historic returns (in terms of capital appreciation) different types of house had generated over say the last five years, which might provide a steer concerning future performance. Obviously there are all kinds of other factors both local and to do with the wider economy that you would need to factor in.
Now this analysis is very general, it will vary according to the number of bedrooms, location within post codes and even which end of the street a property is situated, but it gives you an idea of how wide the variance can be.
