Dunstable vs Leighton Buzzard Which is Best ?
Last week, a landlord of some properties in both Dunstable and Leighton Buzzard, popped his head round our new offices on Church St in Dunstable, and asked us, ‘Which is the best town to buy his next buy to let property in, Dunstable or Leighton Buzzard?’.
Well, it depends what you are looking for from your investment. The average price of a property in Dunstable is £206,436, compared to £231,620 in Leighton Buzzard. The average rent that is being achieved in Dunstable is £655 per month, again compared with £704 per month in Leighton Buzzard . So, to calculate the yearly returns (or yield), Dunstable has a yield of 3.8% per year, whilst Leighton Buzzard is only 3.6% per year. So, one could say that there isn’t much difference between the two towns, until one looks at how the value of the property has fair since the price crash of the late 2000’s.
Now this will be of interest to every homeowner in Dunstable, but the average house price of a property in Dunstable, since 2008, has actually risen by 2.97% in that time period, whilst property values in Leighton Buzzard have remain stagnant , rising by a meagre 0.17% in that same 4 year period.
It just goes to show that if you buying a a property to let out, you need to know all the numbers involved before making that decision.
