Over the past six months we have seen more and more landlords shy away from managing their own property, preferring to distance themselves from several potential challenging tenancy issues. In some cases we have had landlords switch mid-term from ‘let/finders only’ over to our full management service.
There are naturally budgetary savings to those that favour our basic introductory service, but once weighed up against the prospect of chasing rent arrears, negotiating schedule of dilapidations, lease surrenders and keeping up to date with the latest legislation, most landlords seem to now
realise that the extra premium for a fully managed service may just be worth it for peace of mind.
Lettings Director Daniel Bourke comments: “Property management is so much more than dealing with a few maintenance issues, registering the deposit, property inspections and various safety checks. Unless you are a ‘professional’ landlord and have had a lot of experience dealing with tenants directly, we would not recommend an ‘introduction only’ service. A lack of proper knowledge can prove to be very short sighted and costly.”
Belvoir Dunstable also offer a ‘rent collection only’ service which combines all the benefits included with let only with some from full management. This suits those landlords that might for example, want to deal with all maintenance issues themselves.
