This week I have picked out a good 2 bedroom apartment in a popular development that is currently on the market with an offer of £110,000 and would make an ideal investment for a Buy-to-Let landlord.
Watling Gardens was built in 2006 when this apartment was purchased for £179,995. The value of these apartments dropped considerably in 2007/08 at the start of the recession, but have recently shown positive signs of improvement with property values in this area climbing 2.6% in the last year and 9.7% higher than in 2008
A similar 2 bedroom apartment in Watling Gardens was sold in January 2013 for £121,500.
As a Landlord or investor you will be interested in the rental figures. 2 Bedroom apartments in Watling Gardens will easily rent for between £650 – £695 depending on condition and configuration. If they achieved these figures they would give the buyer a base rental yield of 7 – 7.6%. With the potential for good capital return and a lease length of 117 years remaining this will soon be gone.
