Why should I switch letting agent?

The most common reason for switching agent is simply getting a bad service.

This can manifest in many ways, lack of communication, high staff turnover leaving you in the dark and long void periods to name a few.

If you find you are chasing your current agent for call backs, handling more of the legwork with maintenance and repairs or concerned about the safety and compliance of your property… it could be time to switch.

Contrary to what you might think, you don’t need to wait until your property is vacant to change agent. Your tenant will actually be one of the first people to benefit from the switch. Our tenant guides, designated property manager and easy repair reporting means everyone is now in good hands.

If this is the case when you come to us, we can take on management at a reduced rate for the continuation of the current tenancy. It would then default to our standard management fee when the time comes to market and re let the property.

What to consider when looking for the right lettings agent?

Local

We do the running about so you don’t have to. It’s important to choose an agent with a local presence in your area. This means they can watch over your property easily and attend inspections and maintenance issues in a timely manner.

Belvoir is not only located in the city centre but we are also trusted local experts with a panel of local tradespeople, so you know your property is in safe hands.

Your Best Interest

You might be thinking there is only so many ways a property can be managed, but the difference isn’t in the what, it’s in the how. It’s important to find an agent with flexibility, one who understands how you as a landlord want to be treated.

Your designated property manager will be able to talk this through with you at the very start to find out how we can help you.

Professional

A lot goes into property management and there are plenty of compliance standards, laws and regulations to uphold. It’s important to find an agent that’s knowledgeable and confident in their ability. Our team are constantly studying the industry and always either undergoing or have already completed ARLA/ PropertyMark qualifications. We also benefit from a huge network of help and support from being a franchise; we are one happy family at Belvoir and have 170+ offices UK wide.

How do I switch letting agency?

  1. Read through the contract you have with your current agent. You may have to give a notice period with your current agent; your Terms of Business should outline this and any other fixed term agreement you might need to honour. We can help you give written notice to your agent so you can avoid any awkward conversations.
  2. Instruct us. Our on-boarding process is just as easy and can all be done remotely with electronic terms and checks.
  3. The switch. We will liaise with your old agent to collect the documents such as electrical and gas certificates as well as deposits. We can even arrange to collect the keys.
  4. Relax. We will then introduce ourselves to your tenants and make their switch easy with our innovative rent collections and payment system.
