Winnipeg Way, BroxbourneLess than a twenty minute drive separates Enfield and Broxbourne town centres (much the same as Edmonton and Cockfosters!) which seems ideal for the majority of investors who like to stay close to home. Yet for some the M25 can be quite a big barrier!
I’ve been taking a closer look at Broxbourne recently – good schools, nice restaurants and bars and with less than a 30 minute train journey to London Liverpool Street it’s also a great commuter town.
Belvoir Enfield has just started marketing a modern two bedroom apartment in Winnipeg Way in Broxbourne at £1,100pcm and there has been a significant amount of interest. Not surprising really as it’s a great flat with many features including Juliet balcony, great views, master bedroom with en suite and matching his & hers wardrobes, good storage, off street parking and a bike-store.
So it was interesting to spot over the weekend a very similar property on the same road for sale for just £175,000. At first glance it seems that all that is needed to bring this flat up to scratch is a touch of paint and some new carpets.
This could lead to a gross yield of 7.5%, or more if you are able to negotiate on price.
I think that might just be worth crossing the M25 for, don’t you?
