FAQ - Should you do your own viewings?

So you’ve lived in your home for 20+ years, you’ve completely renovated it with only one internal wall left standing, and you’ve created a technical masterpiece with gadgets to help with every aspect of modern living, you’ve got to be the best person to explain your home to potential buyers, right?

Unfortunately, it doesn’t quite work like that. You want to sell your home and like it or not, viewings are sales opportunities and unless that’s what you do, you’re best leaving it to a profesional.

Now I have heard from people that they’ve been to viewings as prospective buyers and the agent has done little more than open the door and let them walk around, with no engagement and no information about the property. That’s not the sort of professional I mean and here’s a tip –

Find out who will be doing your viewings before you sign the contract.

If it’s the Saturday lady or just whoever is free at the time, then don’t do it, don’t sign. But assuming you have a professional on board, then this video gives our top four reasons why you should leave them to it.

Should you do your own viewings?

You should be asked for information about your home as part of the on-boarding process, and you should never be afraid to give additional information if you think it’s important. I always have my property crib sheets with me on viewings, just in case my memory lets me down or things get too techy!

When it comes to second viewings though, depending on the home, it could well be useful for you to be present and available for any additional questions…….. and to make tea!! There’s nothing to make a potential buyer feel more at home than drinking a nice cup of tea, in a comfy chair, and talking to someone who is both engaging, enthusiastic and knowledgeable about their home.
