Having matched your requirements to available properties, Belvoir Gloucester will arrange for an accompanied viewing at the property.

You will always be accompanied by a representative from Belvoir Gloucester, who will be able to provide immediate advice and answer any questions you may have.

Having selected a property, you will need to pay a Holding fee of 1 weeks rent as well as completing a written application and offer to rent.

At this time any details or requirements can be negotiated and agreed, including estimated occupancy date, duration of the let etc.

The Holding Fee is non-refundable if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.

Belvoir Gloucester will take references on behalf of the landlord. These will normally include your employer and any former landlord or letting agent. In addition, a search of the adverse credit register and a search of the voters roll register will be carried out.

You will also need to provide 2 months copies of bank statements, wage slips, two proofs of your current address and a copy of passport or driving licence to support your application.

Applicants must be able to show that their combined earnings (before tax) equate to 2.5 times the annual rental of the property or above. If this criteria is not met, then advance rental payments or a Guarantor may be required if amenable to the Landlord.

Rents are quoted on a monthly basis and are paid monthly in advance on the first calendar day of the month, by standing order to the Belvoir Client account.

A deposit equivalent to Five Weeks rent is taken to cover any breakages, dilapidation or deductions that may become due at the end of the tenancy.

Accepting a pet in a rental property is purely down to each individual Landlords’ preference. A higher monthly rent may be required should the Landlord agree to a pet. Please note that the property must be returned at the end of the tenancy in a similar condition, bar ware & tear to the condition of the property at the commencement of the tenancy i.e . Carpets and Soft Furnishings free of pet hair and odour.

In the instance where an applicant’s earnings do not meet the referencing criteria, or references are not fully conclusive, a guarantor may be required. A Guarantor must be in full time, permanent employment, over the age of 24 and earning three times the annual rent of the property or above. A Guarantor is legally obliged to cover any the rental payments, should a tenant default on payment for any reason.
