A landlord and I were discussing our article from November, which suggested that the property market in Earlsfield outperformed Barrowby Gate, when she wondered if this was an isolated example.
I decided to do a little research to compare Goodliff Road to Manthorpe Road, with some surprising results. The average property value on Goodliff Road is £94,500, with rents being around £475 per month, whilst the values are over three times more on Manthorpe Road at £335,000. Properties on Manthorpe Road will usually rent for around £1,300 per month, which could achieve a reasonable annual yield of 4.6%.
When I worked out the possible annual yield for properties on Goodliff Road, I found you could achieve 6.1%. With the possible annual yield being around 30% higher on Goodliff Road, it seems to be the best area to invest. However, you must do your research and decide what you would like from the investment, as Goodliff Road could have longer void periods and shorter tenancies.
