Buy-To-Let Services In Grimsby

Whether its maximising capital growth or rental income, Belvoir Grimsby will find the right investment for you!

Belvoir Grimsby is trained to the highest of standards within the lettings industry. Whether you are considering the possibility of becoming a Buy-to-Let Landlord or you already have a large portfolio, our office can provide the service that is right for you.

We have looked through past data to find the best places in Grimsby to rent, with the most growth and highest return on investment. As well as this, each month, we monitor the performance of the rental market in different regions across the UK. Our analysis enables us to maximise the return on your investment so that you receive a good rental income for the duration of your let.

If you are new to Buy-to-let or considering purchasing in a new area, the key is to understand the market; what are the risks and the benefits?  Belvoir collates a Rental Index Report which is aimed at helping landlords understand the rental market and how it is currently operating right across the UK, with a breakdown into national, regional and county levels. This will allow you to research the Buy-to-let market easier, enabling you to compare different areas and values.

Belvoir Grimsby offers landlords a free, no obligation property appraisal. During the appraisal, full details of the landlord’s circumstances and requirements are discussed, and full property particulars are taken in order to provide a realistic market valuation and a recommendation on the letting’s potential of the property. At the appraisal, an overview of the residential lettings process, current regulatory requirements and an overview of our services are discussed.

To receive a free, independent appraisal of your property’s potential rental income, contact Belvoir Grimsby now.

Buy-to-let landlords have more success when they buy a property in an area where people would like to live. Belvoir Grimsby can provide information on what special appeal your area has, whether there are good transport links and any local schools.

The advantage of having your rental property near to you is being able to keep an eye on it, but as Belvoir can provide a letting service that is tailored to your needs, you don’t need to worry about this. If you want to look further afield but are worried about being able to manage the property, Belvoir can offer a Full Management Service.  This service will give you piece of mind that if there are any problems or issues, we have a good network of plumbers, electricians etc in case something goes wrong.

Selling your property

If you decide at any point that it is time to sell your rental property, Belvoir Grimsby can help you make the transition from rental to sales.

5 easy ways to switch to Belvoir Grimsby

We are getting more and more landlords approaching us who are unhappy or dissatisfied with their current agent and have been asking us how to go about moving management of their property to us.

If you have a property in or around the Grimsby area and are unhappy with your current agent, then why not switch?

There is a general feeling amongst landlords that it is better to wait until their current tenant has given notice to leave the property before they even contemplate changing agents, as it is far more problematic to change agents midway through a tenancy. While this can be true, it is not your hassle, as we can do most of the work for you!

Have a look at our 5-step process if you are considering moving from your current letting agent if you are dissatisfied with their service:

Step One: Giving Notice

Find out how much notice you are required to give your current agent. This is likely to be 1 or 2 months and should be contained within the Terms of Business you signed. If you cannot find it, simply contact them and ask them. Once you have this information, give them the required written notice to end your agreement with them.

Step Two: Collecting Tenant Details

Ideally you will also need contact details for the current tenant which your current Letting agent should provide.

Step Three: The Paperwork

We will arrange to meet you, either at your home or at our offices, where we will go through our terms of business. We will also outline our lettings process and our commitment to providing an unrivalled lettings and management service.

We will provide you with all the necessary paperwork for you to read and complete.

Step Four: Informing Your Tenant

We will contact your current tenant and set up a meeting with them at the property to introduce ourselves and to explain the process going forward. This will involve them adjusting their standing order to pay us rather than your current agent. The timing of this switch will depend on when the notice you give your current agent expires.

Step Five: Your Personal Property Manager

Both you and your tenant will be assigned a dedicated property manager who will be your contact throughout the tenancy, should any matters arise that require our attention.

That’s it. It really is that easy!

If you are looking for an agent that is pro-active, professional and communicative, then contact us to find out how we can get the best out of your investment property.

Contact our office today or if you are in the area, feel free to pop into the office – we are based at 26B Wellowgate, Grimsby, DN32 0RA. There is free parking and the kettle is always on. We will even get the fancy biscuits out!
