For this service we will:
- Free Property Appraisal
- Ensure we note full details of your wishes, with respect to the letting
- Provide you with advice and assistance on protecting your property and rental income
- Apply to your Lender for permission to let, if applicable
- Provide guidance on compliance with statutory provisions and letting consents
- Search our database to find a tenant
- Advertise your property details on our national website, Rightmove, erect a board and advertise on our business premises, to get maximum exposure.
- Accompanied Viewings (including evenings & weekends)
- Weekly feedback (by phone or email depending on your requirements)
- Tenant Referencing (including comprehensive credit, affordability, landlord and employment checks)
- Keep you advised of progress throughout all processes
We provide all this for a one-off fee of £300+VAT
Let Only
For this service we will do all the above, plus:
- Gain your approval of the tenant and official consent to proceed
- Preparation of tenancy agreement & tenancy deposit paperwork and contracts
- Arrange buildings and contents and/or rent and legal insurance cover as requested
- Management of the entire move-in process – Administration of Legal and Safety Checks (certificates charged at cost) & advising utility companies and authorities at check in of the new tenancy, collect all advance monies from the tenant
- Lodge the deposit with our designated Tenancy Deposit Scheme then transfer the deposit to landlord’s designated scheme
- Forward your monies by direct electronic transfer to your nominated bank account without delay, providing you with a statement of account and copies of all relevant documentation
We provide all of this for a one-off fee of £350+VAT (£420)
Let Only & Rent Collection
For this service we will do all the above, plus:
- Arrangement of rent guarantee and legal protection insurance, if appropriate
- Monitoring and collection of all ongoing monthly rental income
- Payment of all due monies received to your nominated bank account by direct transfer and issue of a monthly statement
We provide all of this for a one-off fee of £250 plus VAT & 7.5% plus VAT of the monthly rent thereafter.
Fully Managed Service
This is the perfect solution for landlords who do not want the hassle and stress of being a landlord to interfere with their day-to-day lives.
For this service we will do all the above, plus:
- Deposit will be lodged with our designated Tenancy Deposit Scheme and we will manage this till end of the tenancy
- Providing your tenant(s) with a point of contact for all tenancy issues and queries
- Management of all maintenance issues on a 24-hour basis
- Management of any maintenance issues where a warrantee is held e.g. liaising with third parties on your behalf
- Payment for all repairs and liabilities up to authorised limits direct form monthly rental income
- Monthly Rental Collection and BACS remittance and provision of monthly statements
- Carry out periodic property visits of your property and issue you with a full follow-up report
- Providing you, the landlord, with any advice or guidance you require throughout the tenancy
At the end of the tenancy we will:
- Issue the advance legal notices as required
- Advise the tenant of the required Move Out procedures
- Advising utility companies and authorities at check out
- Management of the check-out process and condition check
- Management of the deposit return and the negotiation of any deductions
Then start the whole process again!
We provide all of this for a one-off fee of £250 plus VAT & 10% plus VAT of the monthly rent thereafter.
