Liverpool and Key Area May's Monthly Report on Price Trends

This is the 1st of many of my monthly reports that I will be producing that will give an insight in to property trends Liverpool, Liverpool City Centre, West Derby, Croxteth Country Park and Old Swan.

I want to keep an eye on the average sale price, the average letting price and work out rental yields so that investors can make a sound financial decision when investing in these key areas of our city.

Let. us start with the whole of Liverpool before looking at key areas:

The average property price in Liverpool is currently £132,312 and this has seen a fall of 3.31% over the last twelve months meaning that prices have fallen from £136,841. With current average asking rental prices in Liverpool being £609pcm this gives an average property yield of 5.52%.

Let us take a look at the areas that we are focusing on:

This data shows that L3 and L13 are the best areas for return on yields with over 8% on average which is great however I’m sure that with our letting expertise and knowledge, that we could source some properties with a better yield in these areas.

If we look at the yearly price change, L3 has seen a massive drop of 7.20% over the past 12 months with L1 only seeing a drop of 1.91%. If we are looking for capital growth in Liverpool, then it’s hard to pinpoint however it looks as though the prices of properties in L1 have started to settle and hopefullywe will start to see a small increase in the near future.

These figures are averages provided through Zoopla and give us great knowledge on how properties are perfoming as an investment. Although West Derby has a yield of 5.63%, I’ve just recently sourced a property in this area for a landlord that will give him 11.02% yield on his investment, this shows that good investment properties are out there if you know where to find them.
