Information regarding landlord fees in Liverpool Prescot

  • Search our data base to find a tenant match
  • Erect a ‘To Let’ board
  • Market your property on Rightmove.co.uk, Zoopla.co.uk and Belvoir website
  • Place your property details, including pictures and floorplan, in our window display
  • Conduct accompanied viewings
  • Conduct a comprehensive check of applicant(s), including credit history and employers reference
  • Give you regular feedback
  • Gas safety certificate, Energy Performance Certificates (EPC), Legionella Assessment and Building / Contents and Rent & Legal insurance,
  • Seek your approval of the prospective tenant and consent to proceed with the tenancy
  • Draw up the tenancy agreement
  • Collect all advance monies due from tenant
  • Inform all utility companies and council tax authority
  • Record all meter readings
  • Forward your monies by direct bank transfer to your nominated bank account
  • Provide you with a statement of account
  • Provide you with copies of all relevant documentation (Tenancy Agreement, inventory etc.)

Letting and rent collection

  • Deposit Registration Fee: £30.00 including VAT
  • Monthly Charge: 8% including VAT
  • DEPOSIT DISPUTE RESOLUTION HANDLING
    1. Option 1: £68 per annum
    2. Option 2: Professional hourly rate £54(inc. VAT)

*If the monthly rental is £500.00. you will pay a fee of £40.00 inclusive of VAT

All of the above plus:

  • Rent Collection

Includes Belvoir Liverpool Prescot services as detailed and specified in Landlord Terms of Business: receiving and processing rent payments, providing a monthly statement of income and expenditure.

Fully managed

  • Tenancy Start Up/Re-Let Fee: £360.00 including VAT
  • Deposit Registration Fee: £30.00 including VAT
  • Monthly Charge: 12% including VAT*
  • DEPOSIT DISPUTE RESOLUTION HANDLING
    1. Option 1: £68.00 (including VAT) per annum
    2. Option 2: Professional hourly rate £54.00(including VAT)

*If the monthly rental is £500.00. you will pay a fee of £60.00 inclusive of VAT

All of the above plus:

  • Inventory/Schedule of Condition Report
  • Collect due rents, produce rental statements and forward due monies to your nominated bank account
  • Carry out property inspections on a regular basis
  • Ensure maintenance issues are dealt with swiftly by reputable tradesman (as per your instructions)
  • Payments for all repairs up to authorised limits direct from monthly rental income
  • Upon notice being received of tenancy termination, we shall re-market your property

At the end of the tenancy we shall:

  • Issue the advance legal notices as required
  • Advise the tenant of the required ‘Move Out’ procedures
  • Carry out the ‘Move Out’ procedures with the tenant in attendance
  • Check the property against the inventory / statement of condition
  • Organise for the return of the deposit through our designated Tenancy Deposit Scheme
  • Record all meter readings and inform the utility providers as necessary
  • Hand over the property to you or seek a new tenant as instructed

Includes Belvoir Liverpool Prescot Services as detailed in the specific Landlord Terms of Business: receiving and processing rent payments, providing a monthly statement of income and expenditure, conducting interim property visits and preparing and issuing a property inspection report inclusive of photo’s, coordination of Landlord’s Gas Safety Checks if applicable, arranging for maintenance and repairs as applicable, after hours emergency line for tenants, serving and receiving of legal notices, dealing with general tenancy issues.

When a landlord terminates an agreement and the tenant remains in the property.

Withdrawal Fee if the landlord withdraws before the tenancy has started.

When a landlord terminates an agreement before the tenancy has started, any actual costs incurred in the marketing and set up of the property will be passed to the landlord

Up to £120.00 inclusive of VAT plus any additional costs incurred

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.
