A significant number of tenants in the private rented sector are paying for property repairs from their own pocket.

This is according to new research from PropertyLetByUs, which found some 55 per cent of renters have spent up to £50 on the maintenance of their home. Half of the people surveyed said they would like their landlord to carry out repairs quicker, while two-thirds said their property owner takes too long to respond to emails or phone calls about problems.

 The survey also revealed that many tenants would rather deal with a letting agent than landlord; just a third of respondents said they prefer to contact the latter. This is an interesting insight for agents, as it suggests renters have more confidence in their ability to respond to problems and enquiries than they do in landlords.

 Jane Morris, PropertyLetByUs managing director, told Property Reporter: “There are many professional landlords in the buy-to-let market that are responsive to tenant communications about problems and issues. However, there are a few bad landlords that neglect their tenants and put lives at risk.

 

“Every landlord has a duty of care and should respond to tenants’ emails and calls with 24 hours if possible.”

 Ms Morris said that some of the most common issues tenants complain about include problems with boilers, faulty showers, leaking roofs, showers, mould and condensation, smoke alarms and vermin.

 She highlighted the need for these issues to be dealt with quickly, as many of them can prove dangerous for renters. Property damage and repairs is a common cause of disputes with tenants and addressing problems as they arise is always advisable.
