Developers have unveiled plans for more than 1600 homes to be built in a ‘new community’ east of Maghull .
The proposals relate to the strategic Land East of Maghull site which is allocated by Sefton Council in its Local Plan to deliver new homes, a business park, a local centre and public green space.
The new plans include provision for new employment opportunities, shops and a landscaped park, which will include a children’s play area, as well as a new bus route.
Developers will also be required to contribute to the expansion of the neighbouring Summerhill Primary School.
A ‘concept masterplan’ for the full allocation site has been submitted to Sefton Council , with initial proposals for new housing and a local centre being brought forward.
The plans are for a mixture of private, private-rental and affordable homes of between two and five bedrooms.
Countryside Properties and Persimmon Homes submitted a joint planning application for 830 homes on land north of Poverty Lane.
Separately, The East Maghull Consortium has submitted an outline application for up to 855 homes on land south of School Lane, which will also include homes for older people as well as a local centre. The local centre would include retail and community uses and act as a hub for both new and existing residents in the area.
All three developers will work together to ensure ‘maximum benefit to the area’
The vision is for a place which ‘people can call home and grow with, from first-time buyers, to those raising a family, and those looking for somewhere to retire.’

The submission of the plans follows a period of public consultation, including two community drop-in events which took place in May at Summerhill Primary School.
Countryside and Persimmon, along with The East Maghull Consortium, have used feedback from the public consultation to help shape the vision for Land East of Maghull.
