Our approach here is to give reliable, honest, and professional advice therefore we offer a free, no obligation valuation service, we will attend the property and give you our best advice on the monthly rental figure and any guidance required to prepare your property for the market.

Once we have given you our best guidance for marketing, we will then visit your property and take professional photographs, virtual tours and prepare detailed descriptions.

We will market your property on all of the major property portals including Rightmove, Zoopla, Belvoir and On the Market. We utilise social media to its fullest and we hold an extensive database of pre-qualified tenants who are actively searching for their next rental home. We have a predominant window display and eye catching To Let boards. We are very proactive, we continually update our property adverts never letting them lay dormant on the market and ensuring maximum exposure for your property.

We will provide you with feedback every step of the way ensuring you are always up to date.

We offer accompanied viewings ensuring all tenants are highly pre-qualified before attending, confirming they meet any of your specific requirements.

Once we have secured your new tenant we will begin our fully comprehensive referencing service, this includes obtaining a current/previous landlord reference, gaining confirmation of employment (specifically ensuring positions are permanent and income is sufficient to proceed). We will also conduct a credit check to ensure there are no outstanding County Court Judgements, IVA’s or Bankruptcy’s. If there is ever an instance where a guarantor is required/requested we would also be following the same procedure for them too.

Once you have chosen the tenant/s you wish to proceed with we would ask for a “Holding deposit” this is equivalent to one weeks rent. This fee is used to compensate you in the unlikely event that your tenants don’t move into the property. This ensures you have not wasted valuable marketing time.

We will obtain a deposit from your tenant which is to the equivalent of 5 weeks’ rent for new and renewed tenancies (or 6 weeks if the annual rent is £50,000 or more). We will also register the deposit with the TDS on your behalf ensuring all tenancy deposit legislation is complied with.

Where pets are accepted by landlords, we would also ask your new tenants to sign a pet disclaimer form accepting all responsibility for the pet and to have any carpets in the property professionally cleaned when they vacate the property, which can be enforced by deductions from the deposit if required.

We would ask all of our tenants to take out tenant liability insurance, this is to benefit both yourself and the tenant.

We will produce an in-depth Tenancy Agreement ensuring we use the correct agreement depending upon the tenant’s e.g. a different agreement is used for a company let compared to an individual let.

We will visit your property before your new tenant moves in and conduct a detailed, comprehensive and in-depth inventory, we will describe everything from your ceiling to your walls taking account of any fixtures, fittings and appliances. The inventory will be extremely thorough and will include dated and timed photographs, these help to protect your interests on check out. This inventory is a very important document and forms part of the contract along with the tenancy agreement.

The holding deposit which we have already taken will become part of your first month’s rent, we will obtain the rest from your perspective new tenant before handing over the keys.

We will arrange an appointment with your new tenant to hand over the keys and answer any questions which they may have before attending the property.

We notify the utility companies on your behalf which includes notifying gas, electric, water and council tax providers when tenancy changes occur.

Written property inspections are a very important part of our management service and we pride ourselves on ensuring we carry out two inspections per year. We will always conduct our first inspection after the first three months, this is to ensure your new tenants are happy and that they have no unresolved issues, it is also to ensure your tenants are keeping the property in a good order. We will also pick up on issues that are important to landlords but not necessarily to tenants e.g. slipped tiles. Following our initial visit (providing everything is in good order) these will then be conducted every 6 months.

We have an experienced Property Manager who will deal with any reports of maintenance or general property issues. The manager will obtain quotations on your behalf and deal with any payment of invoices out of your rental account. We have a team of trusted and experienced contactors who we work with on a regular basis, if you would prefer to use your own contractors we would also be more than happy to work with them. Our property manager takes pride in ensuring all maintenance is dealt with in a timely, professional manner and will prompt you where required for legal obligations e.g. gas safety certificate, electric checks and EPCs.

We will remind you once your fixed term tenancy has come to an end, if you would like to ask your tenant to fix a new agreement we would be more than happy to do so, If you would prefer not to fix at this point your agreement can remain periodic (rolling month by month).

Being a proactive agent we review our managed portfolio every twelve months, and we would ensure you are aware of any changes in the market. We would make recommendations as to a new rental amount and then act on your instructions.

We will collect the rent on a monthly basis on your behalf, we will then process these monies and send it to you within two working days. As well as payment you will receive a detailed statement showing: income, management charges and all expenditure, invoices would be attached.

In and amongst all of the above we would also deal with any general day to day enquiries which you or your tenants may have in regards to your rental property.

When the time comes for your tenant to vacate we would accept/issue notice on your behalf, we would issue your tenants with stringent vacating guidelines ensuring they are aware of how to leave the property, we would then get the property back on the market to ensure we find you a new tenant to ensure a minimum void period.

We will book in an official check out appointment with your tenant, you are also invited to attend if you wish, most landlords usually attend the first check out but once they realize how thorough we are they often don’t visit again and let us get on with the job. We will check the property’s current condition and compare it to the original inventory and we will prepare a detailed and comprehensive check out report which will be sent to both you and the tenant. If required we will arrange quotations for any remedial works and instruct contractors to proceed, we will then return your tenants deposit minus any deductions if required.
