A landlord came into our office the other day looking at a buy to let investment. The areas he was interested in were Maidenhead and Marlow. I asked him what was he looking for in terms of a return from his investment i.e whether yield was more important or capital growth. He was more interested in yield. I therefore explained to him that Maidenhead would be the better area to invest in rather than Marlow. These were my reasons.
The average price of a property in Maidenhead is currently around £406,000 whereas a property in Marlow is around £485,000 difference being around £79,000. Therefore with the average rent in Maidenhead and Marlow being almost the same at £1,800 the yields would be as follows, Maidenhead 5.32% whereas Marlow 4.46% a difference of nearly 1%. On top of the extra yield the Landlord would have saved himself around £79,000.
