It is estimated 2 out of 7 private rented homes may be unlettable in two years without action.
From 1st April 2018 a ban from letting properties in Energy Performance Certificate (EPC) bands F and G (IE 38 SAP & less) will apply. This does not affect existing tenancies until 1st April 2020. A civil penalty of up to £4000 could be imposed for breaches.
Private landlords are being encouraged to take action now.
• Check which properties currently have an EPC.
• Identify properties having an F or G rating.
• Use the recommendation report attached to the original EPC as your starting point.
