Most of our properties have comprehensive internal and external digital photos and floorplans, allowing you to view them at your leisure. If you so choose, we can also contact you as soon as any new properties become available, in order to arrange a viewing for you. These will be at a time to suit you, which could be in the evenings or at weekends. They are performed either with ourselves or directly via the vendor and we will advise you of such at the time of booking the appointment.
Having selected your home, you will need to contact us to make a make a formal offer for the property. At this time any details or requirements can be agreed, including the price, what fixtures and fittings are to be provided and a provisional exchange date (subject to contract).
Before we formally put forward your offer to the vendor we need to see your proof of funds (A bank statement showing how much cash would be required for the purchase and a mortgage decision in principle if applicable). We will also request you complete a memorandum of sale which lists all contact details for both parties as well as who will be providing your conveyancing. If you haven’t instructed a conveyancer or mortgage advisor don’t worry as we can assist with both of these things.
Once we have the offer verbally accepted and are in receipt of both parties’ memorandum of sale the property status will change to “Sold – Subject to contract”. We may still carry out viewings during this period as the sale is not legally binding until the contracts have exchanged. During this period we would recomend providing any and all information/documentation to your conveyancer to assist with pushing the sale through.
Exchange
The sale has almost finished, both parties have agreed to the sale with the terms and conditions discussed during the “sold – subject to contract” stage. At exchange the sale is legally binding, should you wish to pull out of the deal now it may of a financial detriment to you so we would recommend discussing this with your conveyancer.
Completion
We will be notified from the vendors conveyancer that the property sale has completed and keys can now be released. At this time we would ask that you come in to the office with a valid form of ID and we will provide you with all the property keys we have in our possession.
