Let only + rent collection:

Full advertising and our expertise setting up the tenancy agreement. Rent collected and accounted for, on-going management carried out by the landlord.

Let only:

A real cost cutter for professional landlords. All the Belvoir advertising power securing fully vetted tenants and our expertise setting up the tenancy agreement.

Admin involved in the tenancy:

  • Insurance claim handling fee: 10% + VAT (12% incl. VAT) of cost of works before VAT.
  • Professional hourly rate: £50 + VAT (£60 incl. VAT) per hour.
  • Renewal fee: £50 + VAT (£60 incl. VAT)

Post letting service:

  • Tenant check-out: £120 + VAT (£144 incl. VAT)
  • Pre check-out inspection: £50 + VAT (£60 incl. VAT)

Inventory preparation fees (included in fully managed, let only and rent collection and let only services):

  • Four bed+: £100 + VAT (£120 incl. VAT)
  • Furnished properties additional £25 + VAT (£30 incl. VAT)
  • Re-let inventory update fee: £50 + VAT (£60 incl. VAT)
  • Deposit protection legislation (Letting and Rent Collect and Fully Managed:    £5 + VAT (£6 incl. VAT) per month 
  • Deposit protection legislation (Let Only): £48 + VAT (£57.60 incl. VAT)
  • Compliance and Annual Statement Fee: £20 + VAT (£24 incl. VAT) per quarter charged each January, April, July and October.
  • Annual gas certificates: £60 no VAT
  • Annual boiler service: £90 no VAT
  • EPCs: £75 inc. VAT
  • Legionella risk assessment: £120 + VAT (£144 incl. VAT) (included in fully managed service as part of inspections)
  • Fitted smoke alarms & CO detectors: £50 incl. VAT for one unit, £90 incl. VAT for two units, £130 incl. VAT for three units.
