Set-up fee £480 inc VAT

Advise on preparation, rental value, statutory compliance. Take high resolution photographs, create a 3D tour and draw a floorplan. Advertise, carry out viewings, give feedback and advise on potential tenants’ suitability. Carry out referencing, credit checks and RTR checks. Create the tenancy agreement, protect the deposit, issue mandatory documents.

Monthly fee 12% inc VAT.

Services as detailed in the terms of business, including: Receiving and remitting rents, issuing monthly statements (tax year or other period on request), carry out regular property visits with photographic reports, arranging repairs & maintenance, booking statutory checks (eg. gas cert, EICR), serving legal notices, liaising with tenants, providing 24/7 fault reporting system – and much, much more.

As the set-up in the fully managed service detailed above.

Monthly fee 9.6% inc VAT of rent received.

Services as detailed in the terms of business, including receiving and remitting rents, chasing late payments if necessary, issuing monthly statements (and tax year or other period on request).

Rent review & contract renewal £120inc VAT

If requested we will assess the rental value, advise on any increase, and draw up a new fixed period AST.

Inventory/schedule of condition – at cost.

Duplicate statements – included.

Hourly rate for works additional to service level – £72 inc VAT

Check-out report – at cost.

Void property inspections – £72 inc VAT per visit

Rent reviews & tenancy renewal – £120 inc VAT (included with Fully Managed service)

Major works fee – 12% inc VAT of works supervised. Applies to works in excess of regular maintenance & repairs, if we are instructed to book & supervise.
