Thanks for visiting our website.  To help you we have put together this page on affordability, so you are clear before making the decision to rent a property with us.  Taking on a rental property is a big commitment, so we want you to be fully informed.

Book Valuation

We use a third-party, Let Alliance, to do all our tenant referencing.  They use sophisticated AI software to help generate tenancy checks so it’s important you provide all the required information in a timely manner.  In terms of affordability, they will not only assess what your gross salary is but what your take-home pay is too and after essential payments such as utilities and any loan repayments (your disposable income) – we require your disposable income to be at least the level of rent.

This is a more accurate way of determining whether you can afford the rental on the property, it’s as much a protection for yourself as the last thing we’d want you to do over-commit and put yourself under financial pressure.  And make sure you’re aware of any defaults on your credit file, such as CCJs (County Court Judgements) or IVAs (Individual Voluntary Arrangements) as these will be picked up.  We’d recommend you access your credit report on a platform such as Experian.
