As a Lettings Only Specialist We Do 👍
A happier tenant means longer tenancy, less turn around costs for new tenants, less disputes and less voids. All will greatly benefit you as a Landlord and make your property more profitable and better protected.
So, what are tenants looking for when renting a property from a landlord or agent & what puts them off?
TOP TENANT REQUIREMENTS INCLUDE :
Cleanliness
A professional clean is always recommended before showing potential tenants round your property and moving them in. Without a thorough clean they may assume the property hasn’t been well-looked after and that you do not take care of it. A professional clean also gives you and the tenant a benchmark to keep to when checking out.
Well-maintained properties
The condition of your property can be an instant deal breaker. A tenant won’t want to rent your property if it is already showing signs of disrepair or damage, as this often isn’t something they can or will want to sort out themselves.
Ongoing maintenance will not only demonstrate your commitment to tenants, it will also help to keep the property in good condition.
If your property is managed by us this is achieved by our regular property inspections during each tenancy. These highlight issues such as mould and damp, wear and tear, damage and areas in need of repair or renewal, which can all be remedied in good time before they become much larger, more costly problems in the future. We have a designated maintenance manager who co-ordinates and assigns work to our bank of reliable contractors. This makes it much easier to manage the condition for new and existing tenants too.
Safe and secure properties
You can do a lot here to make a tenant feel safer in their new rented home, such as:
- Installing smoke alarms and carbon monoxide alarms which are now both law
- Carrying out electrical safety checks on appliances, boilers and heaters (as an agent we can do this and the above point for landlords)
- Installing a house alarm for security
- Installing good locks to the doors and windows, and a peep hole to the front door.
- Ensuring windows, fencing and gates close securely and are in good repair
Energy efficient properties
With the cost of living rising, combined with high energy bills, you can help to ease the burden by making your rental more energy efficient which is an attractive feature for prospective tenants.
- Keep on top of maintenance such as any boiler or radiator issues, drafts, cracks, issues with windows and doors
- Install SMART thermostat or meters
Location & Transport links– do you know the area well your property is in? If not make sure you instruct an agent that does
Access to outside spaces– this has become more popular than ever since COVID as people are trying to retain there time outside. Could you inform you tenants of where they can go…again know your area.
Good parking – is there a garage, off road parking , ideally for more than 1 car ?
Good storage – is there ample cupboard space ?
A Sense Of Community – According to Dataloft this would encourage 72% of renters to stay for longer. So landlords it is important for you or your letting agent to have good area knowledge.
🚸Schools– are a huge consideration for many tenants, so do you know what the OFSTED ratings are like for schools near your property?
