Celebrating 10 Years: Reflecting On What We’ve Done For Our Landlords

We are about to approach our 10 year anniversary, we wanted to take a look back at all the things we’ve implemented over the last decade, to ensure that we’re keeping our landlords and tenants happy. Some of which include:

Notify Utility Arrangements

One Utility Bill’s Notify platform simplifies utility management by handling the setup, transfer, and closure of utility accounts when tenants move in or out. This service saves time and most importantly alleviates a landlord’s risk of incorrect void period billing, and also prevent disputes over utility responsibilities upon tenant vacation, ensuring a smooth transition for all parties between tenancies.

Sales and Lettings

We began offering a dedicated estate agency service in addition to our existing lettings provisions – with the acquisition of the former Nottingham building Society portfolio and sales team. This allowed us to share our comprehensive property expertise and deepen our understanding of both the rental and sales markets, enabling us to provide informed advice on maximising rental yields and sales values, whether you were renting or considering selling as well as a seamless transition between the two where required.

We can offer a seamless service, managing your property portfolio with insights into current market trends, ensuring optimal returns and smooth transitions between tenancies or sales.

Dedicated MAB mortgage advice team

We offer dedicated Mortgage Advice from our in-house advisor Phil Cox of the The Mortgage Advise Bureau. MAB is the UK’s leading mortgage intermediary brand, winning over 200 national awards for the quality of its advice and service. MAB offers expert mortgage advice on a local, regional and national level to UK consumers, both face-to-face and over the phone.

Rent guarantee scheme (provided FOC during covid)

We began providing a rent guarantee in 2017 – for a one off fee of £214 including insurance premium tax per year and subsequently were able to provide this FOC right when landlords were most exposed at the start of the pandemic, landlords are protected from rent defaults by tenants and guarantors as the rental and employment markets were extremely uncertain. The scheme covers the full monthly rent, up to a maximum of four tenants, for the duration of the tenancy agreement or until the landlord regains vacant possession, whichever is sooner. The scheme also covers legal costs to regain possession of the property, court attendance, and breaches of the tenancy agreement, such as expired section 21 notices, right up until a new tenancy commences.

We use open banking referencing

Open Banking referencing allows a tenant’s bank to share all aspects of their financial information with us through their secure system instantly. It’s a one-time access authorisation then ends once the checks are complete.

Because it is significantly faster and more secure than providing more traditional bank statements, renters who use Open Banking often pass referencing in a single day. Open Banking also provides our referencing teams with a full insight in the use of payday loans, income verses expenditure and savings, to form in-depth picture of their affordability and suitability of tenure and subsequently, and with it an unrivalled landlord reference.

Fixflo property maintenance landlord and tenant portal

Fixflo offers a range of features that can significantly benefit landlords by streamlining property maintenance and enhancing compliance management. The software allows landlords to efficiently manage repair requests, reducing the time and effort spent on handling tenant issues. Through its automated workflows and comprehensive contractor tracking, Fixflo ensures that maintenance tasks are promptly addressed, which helps in maintaining tenant satisfaction and minimising service outage.

Additionally, Fixflo provides landlords with real-time visibility into the status of ongoing repairs, enabling better decision-making and oversight. Its reporting tools offer detailed insights into maintenance trends, allowing landlords to identify areas for cost savings and efficiency improvements. Furthermore, Fixflo’s compliance management features help landlords stay on top of legal requirements, ensuring that all necessary inspections and certifications are up-to-date, thus reducing the risk of non-compliance penalties.

We became Arla accredited

We were formally NALS accredited but have become members of The Association of Residential Letting Agents – who are experts in the field and adhere to a stricter code of practice. ARLA agents have rigorous qualifications and must meet exacting standards in order to become a part of ARLA’s accredited agent program, which is why we invest so heavily in the knowledge base of our team.

In-house staff training scheme

Consistent internal staff training at a letting or estate agent ensures that the team stays up-to-date with the latest industry regulations, market trends, and best practices. Grown from 1 to 5 offices across Nottinghamshire

We formed the Belvoir Nottingham Group, covering the City Centre, West Nottingham, West Bridgford, Newark and Mansfield offering total coverage over the city and its suburbs.
