A new year brings with it resolutions and a fresh outlook, but is a new house on the horizon for you this year?
In 2022, the Belvoir team are excited to work with you, whether you’re seeking to purchase or sell a property; we’re here to make your life simpler. We have everything you need to start the year off right with a successful sale thanks to our premium property marketing packages and huge range of listings. Also, having your house on the market before the spring rush will put you in a better position to sell it for a premium price as there is less competition from other properties in January.
What is the property market looking like in 2022?
According to sources, the property market in the United Kingdom will be the busiest it has been since 2007.
Due to the Covid-19 outbreak, Zoopla’s House Price Index is indicating a significant buyer demand. In just five years, the typical home’s value has risen from £200,000 to £240,000. In 2021, one out of every 16 properties is expected to change ownership, and this tendency is expected to continue in 2022.
The Head of Research at Zoopla has commented that: “In typical years, the highly seasonal supply of homes being listed for sale slows in the run up to Christmas, but rises sharply in the new year. On average, the supply of listings at the end of January runs some 50% higher than the start of December.”
Advantages of buying your home in January 2022
As people often use the new year to make a fresh start, house listings start to flood in at the start of January. Choosing January 2022 as the time to buy your home can come with some advantages including:
- Generally speaking, there are fewer buyers to compete against
- Buying a house in a typically less busy period can mean there is more time from your agent to give you an even better service
- At the moment, we are living in a sellers market – buying before house prices continue to rise could mean you are snapping up a good deal before it is going
The market appears to have shrugged off the end of the furlough scheme and the stamp duty holiday. House sales reached 96,290 in November, according to the latest figures from HMRC. Winter
