Top 5 Series: Advantages of Using a Letting Agent to Manage Your Property

(In particular, Belvoir Lettings!) So we’re kind of talking about ourselves here, as we realise that according to statistics, there are some 40% of agents who are not even registered with the Property Ombudsman, and many more are not members of ARLA, RICS or any of the other regulating bodies for agents. But we are; and we are here to defy all the bad connotations that come with many other letting agents, so let us show you the top 5 advantages of using Belvoir as your letting agent.

1. We know all the legal stuff!

Laws are always being brought in surrounding landlords and what they are legally obliged to do, plus existing laws are getting stricter, especially with regards to Gas Safety Certificates and tenancy deposits, so if you are not an experienced landlord it can get quite tricky staying on the right side of the law!

Knowing what terms are lawful and what terms are not is part of our service – we know this stuff like the back of our hand. The letting agreement we provide to our clients deals with all usual eventualities in a lawful and impartial manner that protects both sides.

Failure to meet your legal obligations can result in large fines or even imprisonment.

2. We can let your property quick

We use all the major online property platforms and include your property in their listings. Many potential tenants now use online platforms like Rightmove to search for their next home. These platforms are available to agents only and are not available to private landlords, which means our properties get seen by many people.

Additionally, we advertise properties on social media and also our shopfront in the high street where people looking for accommodation can browse the properties that we currently have on offer to buy or rent.

3. We will get a proper inventory sorted and deal with the deposit for you

Inventories for private rented properties are imperative.  They protect both the landlord and the tenant and this is one of the main activities that shouldn’t be overlooked by do-it-yourself landlords.  We provide our landlords with DVD inventories – setting us apart from other agents.

By getting an agent to put together your inventory. this also holds the advantage that if any matters do go to arbitration, the fact that the inventory was drafted up by an independent third party (your agent) will often mean that it is given greater weight by an adjudicator than one that was drafted up by you, the landlord.

We will also deal with protecting the deposit properly, making sure that all the proper information is given to the tenant within the time limits.

4. We will deal with checking and referencing your tenant

Screening and referencing all potential tenants can save problems later down the line. We pride ourselves on finding perfect tenants for our landlords, we offer tenant find only services and full managed property services.

Once we have found tenants for your property, there are inevitably little issues such as tenants locking themselves out or minor repairs to the property that need sorting – we completely look after this side of things, which is especially useful if you are an overseas landlord, or don’t live near your rental property!

A good agent will also carry out regular inspections to make sure that the tenant is looking after the property properly and that all is well there. We visit the property once every three months and a report of our findings is emailed to our landlord.

These inspections are not just useful for our landlords, they also give our tenants the opportunity to voice any concerns and allows for a good working relationship to develop

5. We make it stress free!

Finally, of course there is the fact that most landlords really don’t want to be bothered with the tedious business of dealing with tenants, and agents take the burden of this away from them. A good agent can be a blessing to a landlord.
