Emergency Out of Hours Contractor List

The following information is provided to you to assist you in the event of an urgent maintenance requirement, such as Burst pipe, flood or intruder break in. Every attempt should be taken to minimise the use of the following contact details, as no guarantee is provided that the invoice for attending will be covered by the Landlord. The intention of this information is to provide you with list of trusted and recommended contractors who can attend in the event of an emergency and who Belvoir would usually call on the landlord’s behalf during office hours.

All non-emergency maintenance requests must be arranged through the agencies standard procedure.

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.

Before the tenancy starts

Holding Deposit: 1 week’s rent

During the tenancy

For English properties:

Payment of interest for the late payment of rent at a rate of 3% above base rate.

During the tenancy

  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.
