We have four different service levels, from a tenant find only up to our fully managed lettings service. Many agents only have two; this allows us to provide you with a more bespoke service to your requirements.

 

Book Valuation

A brief summary of our services are

60% of rent including VAT payable for each letting where the tenant is introduced by The Agent.
  • Valuation
  • Property marketing (Web Portals, Office, Board where applicable)
  • Accompanied viewings
  • Referencing of prospective tenants including Credit Check, Employment check, Landlord reference and right to rent check (All to be completed where applicable)
One months including VAT. Minimum charge of £720 including VAT if rent is less than £720pcm.

  • Accompanied viewings
  • Referencing of prospective tenants including Credit Check, Employment check, Landlord reference and right to rent check (All to be completed where applicable)
  • Inventory and schedule of condition report completed
  • Send Prescribed information
  • Prepare all tenancy agreements and confirm completed by all parties
  • Key Release
  • Utility switch over
  • Register Deposit
  • Landlord would take over the management of the tenancy – Collect rent and periodic visits etc and maintenance etc.
  • Notice processing – Once tenant has decided to vacate the property
  • Final inspection & deposit dispute handling
£350+VAT (£420 including VAT) as a one off per tenancy set up. Followed by 8%+VAT (9.6% including VAT) of the rent, deducted from the rent.

  • Final inspection & deposit dispute handling
