Top tips for first time renters!

With house prices on the rise and the need to save for a hefty deposit- more and more people are choosing to rent over a purchase. If you’re looking to make the move into your first rented home, we’ve put together a list of handy tips to bear in mind when looking for that special place. 

 

1. Before you start looking 

Sit down and take some time to work through your finances, to work out what you can afford. The average monthly cost of rent is 35% of your regular wage- but remember that household bills such as gas, electric and council tax will all be added on top of this. 

 

2. List what’s important to you 

It’s a good idea to draw up a list of things that you absolutely need from your new home. Is parking a necessity? Do you need your new place to accept pets? How many bedrooms do you need? This will save you (and the homeowner) so much time by filtering through what it is you are looking for. 

 

3. Choose a trusted letting agent 

You can either choose to go private or have the backing of a trusted letting agent who can assist you should any problems arise. 4. Book a viewing 

If you see a home you love- book a viewing asap! The letting industry is extremely fast-paced so we encourage all future renters to be on the ball. 5. Make sure your deposit is protected 

When you’ve found the one, and you’re ready to put down the deposit- you need to ensure that it’s been placed into a deposit protection scheme, a legal requirement since 2007. This is put in place to make sure that the deposit is kept safe if any disputes arise between tenant and landlord. 
 

6. Moving in! 

Before you’re handed the keys, we’ll provide you with an inventory of everything included in the house. It’s a good idea to check this over thoroughly and make sure you’re completely happy. That way- when it comes to you moving back out, there won’t be any disputes over potential damage within the property. 

 

7. Enjoy!
