A landlord became ever more curious about the Tempest Estate’s Buy to Let market after reading our articles about various areas of Waterlooville, so decided to pop in and ask our advice.
I found that a four bedroom semi detached on Crystal Way sold for £129,000 in the summer of 2000, and was sold again early this year for £246,000. This is an even more impressive rise of £90.6%!!
A four bedroom detached property with a single garage on Hitherwood Close was bought for £157,000 in December 2000. The same property sold for £284,995 in September this year, which is also an impressive rise of 81.5%! However, prices in the town during this same time period rose by 140%, so it should have sold for £376,800 if in keeping.
With rents for semi / detached houses on the estate achieving around £1200 per calendar month, yields are around 5%. I think in terms of a rental investment, there are better properties, such as smaller two or three bedroom semis, but for owner occupation there are some bargains.
