Landlords invest as tenant demand grows

Landlords have been adding to their property portfolios. A recent survey puts the current average at 13.2 properties, up from 12.7 at the end of 2012.

One in eight landlords said they expected to buy further properties in the next three months. And the general conclusion was that other the next year portfolios will increase further to an average 13.7 properties.

Most popular types of purchase were terraced houses, favoured by 41 per cent of landlords, followed by semi-detached houses (30 per cent) and flats and maisonettes (30 also per cent).

Tenant demand has remained high for a number of years and this is unlikely to change in the foreseeable future. Private rented sector housing is the only growing housing tenure in the UK and increasing pressure is being put on the sector.

As professional landlords remain constrained by limited equity and access to funding, private investor landlords will drive growth in the sector, growth that is desperately needed to meet the ever increasing demand from tenants’.

It’s encouraging to see an increase in the number of lets, however, rents are currently 3.6 pert cent below last year and in some cases, 6 per cent below the highs of 2008. This can only be attributed to the fact that supply is now outweighing demand, landlords should ensure their properties are
presented in immaculate condition, as well as being realistically priced.
