As more and more young couples are coming to the rentals market, now is an extremely buoyant time for the residential landlord, who can expect to secure higher rents from this sort of tenant.

A new trend emerged last year, which saw more and more couples looking for a housemate to share the bills with, this too is a trend which has continued throughout the country according to Rick Flay, he said: “Renting a room in a property shared with housemates costs couples an average of £426 a month, compared with £687 to rent a house or flat on their own.

The high demand for rented accommodation, combined with a shortage of supply, has pushed rents up to record levels, forcing many couples to consider sharing with other people, it may seem like the romantic notion of moving in togethe ris dead, but for many couples this is the reality.”

1. Do your research

Spend plenty of time investigating the area. Try to look at the long term picture, because as a couple you will be setting up home there. Make sure this is the area you want to live in. If you have children make sure you look into the local schools and not just the nearest one – you may not be guaranteed a place.

2. Use the whole rental market

Make sure you look online for properties as well as on the high street.

3. Take your time viewing properties

If you find somewhere you like, check it over properly. Does it have central heating, a washing machine, dishwasher, decent fridge and freezer? What are the showers like? Are the windows in good condition?

4. Choose flatmates carefully

If you are looking at renting with others, choose who you live with carefully. Money is the most common cause of disputes with other housemates so make sure you work out your budget and how bills will be paid.

5. Make sure you set up direct debits or payments properly

Make sure you pay your rent on time to ensure that your landlord or agent has a great relationship with you. Getting all the finances sorted properly will mean that you are immediately onside with the people you need to call if the plumbing goes or you want a new oven.
