Once the vender has accepted your offer we need to prepare a memorandum of sale. To do this we need both parties solicitors details and proof of funds, including mortgage details if appropriate. Once we have this, we prepare the memo of sales and write to both parties to conform the agreed price.
Then its the conveyancing stage, your solicitor will do the following as part of the conveyancing process:
– Raise any enquiries on receipt of the draft contract from the vendor’s solicitor
– Request their own local searches
– Refer to the information already provided in the seller’s Home Information Pack
– Agree on a date for exchange of contracts
Then a surveyor may organise a survey of the property on the behalf of the mortgage provider to confirm the value of the property. You may wish to consider a further survey to identify any structural problems that the mortgage providers survey may not uncover.
If all is well, it is time to formally exchange contracts which agrees the terms of the sale and makes them legally binding on both you and the buyer. You will then proceed to agree a completion date. On your day of completion the money is transferred and the purchase is complete.
Congratulations, you are now the legal owner of the property!
