New Year, new resolutions. If you are unhappy with your current agent and would like to move to an award winning local agent, please do call me on 028 8001 8222 and we can get you moved over to Belvoir.
5 simple steps to Move to Belvoir
Step 1
Speak to your current agent and find out what the notice period is. This should be stated on your terms of business and does vary between agents. If this is not clearly stated, then you should speak to them to discuss directly. Alternatively, please bring your terms of business in to the office and we can have a look and go through this with you. Some agents do charge for terminating contracts. Many agents may tell you that you cannot move when their tenant is in the property. This is absolutely incorrect, you can move at any point during the tenancy.
Step 2
Once you have found out what the required notice period is, you must issue written notice to your agents in line with what is required. It is best practice to do this to coincide with the rent due dates to make this easier for your tenants. If however the agent is in breach of their duty of care to you as landlord i.e. not paying the rent over when received, failing to deal with maintenance issues or properly protecting the deposit, you do not need to see out the notice period – act straight away to protect your asset and income.
Step 3
We will need you to complete our paper and sign the required documentation. We will be happy to go through this with you and answer any questions that you may have. We want to ensure that you are clear and happy with the content provided.
Step 4
Once this has been completed, we can then look to collect all the required information and documents from the current agent. This would include keys, current agreement, safety documentation and any other relevant paperwork relating to the property. We are able to do this on your behalf and can liaise with the current agent.
Step 5
Finally, it would be informing the tenants about the change of agent and providing them with all of our contact information and arranging for them to change the payment details for their rent.
