Belvoir Southampton & Chandler’s Ford provides three level of services to Landlords – Full Management, Let & Rent Collection and Tenant Find Only.

All fees are inclusive of VAT @ 20% unless otherwise noted.
Provision of the Belvoir services as detailed in the Landlord Terms of Business which includes:

12% per month deducted from the rent as received, plus a start up fee of 42% of the first month’s rent subject to a minimum of £420 deducted from the first month’s rent as received.
Provision of the Belvoir services as detailed in the Landlord Terms of Business which includes:

9% per month deducted from the rent as received, plus a start up fee of 42% of the first month’s rent subject to a minimum of £420 deducted from the first month’s rent as received.
Provision of the Belvoir services as detailed in the Landlord Terms of Business which includes:

6 month let – £600 including VAT
12 month let – £750 including VAT
HMO Properties – £1,000 including VAT
payable for each letting where The Tenant is introduced by The Agent
A non-refundable advance payment of £250 including VAT is payable on instructing Belvoir to market the property. The balance is payable on commencement of the tenancy and deducted from the rent collected at the commencement of the tenancy.
Please note Belvoir Southampton provide their Tenant Find Service on a sole agency basis only.

Charges may apply for additional services provided and these are detailed in the Landlord’s Terms of Business
If you cancel within the 14-day cancellation period then any fees paid will be reimbursed in full and you will not incur any fees as a result of the reimbursement. However, if you have asked Belvoir to begin the performance of services during the cancellation period, you remain liable for an amount which is in proportion to what has been performed until your cancellation notice was received.
Where Belvoir are instructed to let a property and marketing has begun, should the landlord cancel the service prior to a tenant being found there is a cancellation fee of £250.
Where Belvoir are instructed to let a property and a tenant is found, should the landlord cancel the service prior to the check in, a cancellation fee equal to the current Tenant Find Fee will be payable plus other costs incurred e.g. inventory.
Where Full Management or Letting and Rent Collection service is cancelled during the tenancy (including any extensions either a new fixed term or monthly periodic) a fee of £500 inclusive of VAT will be payable.
